Roof Coatings

When it comes to roofing, roof coatings are extremely important depending on the type of roof you currently have or plan to have. Some commercial properties may not need a roof replacement but instead need a new roof coating for ongoing maintenance or to help with leaks. It can be applied to almost any structure’s surface including but not limited to spray foam, metal, and concrete. Roof Coatings such as acrylic, silicone and polyurea offer amazing protection and value to the structures they cover.

What is an Acrylic Elastomeric Roof Coating?

An acrylic elastomeric roof coating is a protective coating which is applied to the roof as a liquid via a sprayer. This coating is roughly 5 to 10 times thicker than your standard house paint. Once the coating hardens, it forms a seamless membrane over your roof that acts as a barrier to support and protect the structure below. Acrylic is water based and although it will hold up in most climates, it does better in dryer climates.

What are the Benefits of an Acrylic Elastomeric Roof Coating?

An acrylic elastomeric roof coating is very reflective and ultraviolet ray (UV ray) resistant. This allows your roof to be able to withstand the extreme heat which in turn helps with energy savings! An acrylic elastomeric roof coating is also built to be highly resistant to dirt. One of the leading causes of roof decay is dirt build up. Not only does it diminish the visual appeal but it can also lead to more significant problems like mildew and fungus. Adding a layer of acrylic roof coating will help protect your structure from any dirt build up.

What is a Silicone Roof Coating?

A Silicone Roof Coating is another type of protective coating that is applied to the roof in liquid form with a sprayer and is even thicker than acrylic. Once the silicone coating has cured it creates a waterproof barrier over your roofing system. Silicone roof coatings are more expensive than acrylic elastomeric roof coatings. Because of this building owners often have a hard time choosing between the two.

What are the Benefits of a Silicone Roof Coating?

Although silicone roof coatings are more expensive than acrylic, there are some things to keep in mind. Compared to acrylic, silicone rarely needs a primer. In addition silicone roof coatings also take less coats than acrylic. Silicone is also more reflective than acrylic which will save even more on energy costs. Silicone typically lasts longer than acrylic and is not susceptible to ponding water like acrylic. Silicone also does well in humid climates as moisture actually helps cure the silicone. However silicone does have its weaknesses as well. Silicone can hold dirt, then rain water washes it away and over time loses its reflective properties. Silicone is also difficult to stick to so recoating sometimes poses challenges.

What is a Polyurea Roof Coating?

A Polyurea Roof Coating is a very unique waterproof coating that will take your roofing system to the next level. Although polyurea coatings have been around since the late 1980s, they are still fairly new compared to traditional coatings. It has several advantages and is unlike any other type of roof coating system available today.

What are the Benefits of a Polyurea Roof Coating?

Polyurea Roof Coatings are highly puncture resistant which is very helpful in regards to overcoming hail damage. It can also be applied to nearly any material and in certain circumstances even directly over existing roofing systems to make it water tight. There is hardly any coating that can compare to a polyurea roof coating. It is resistant to abrasion and corrosive chemicals. It can also endure perpetual standing water. Although it would take a while to break down, it is best to put a layer of silicone roof coating on top of the polyurea roof coating for UV protection.
